Legal Coverage Across All Transaction Types
Regardless of the transaction type — apartment purchase, resale, land acquisition, property sale, or large-scale investment — every client who works with us receives consultation aligned with our legal division.
Complimentary Initial Legal Consultation
As part of our advisory approach, clients are entitled to a complimentary initial legal consultation before making any financial commitment.
This allows investors to raise all legal questions directly with our in-house attorney, ensuring that every step is clear, compliant, and strategically structured from the outset.
Our priority is not simply completing a transaction — but protecting it correctly from day one.
Legal Assistance for Property Buyers in Turkey
Buying property in Turkey as a foreign investor involves a set of legal steps that, handled correctly, are straightforward — but when overlooked, can create serious complications. At Sun & Sands, legal assistance is not an add-on service: our in-house legal department operates directly within our advisory office, meaning your investment advisor and legal team work in coordination from the first conversation through to title deed transfer.
What Our Legal Team Covers
Our legal team specialises in foreign investor transactions in Turkey, covering title deed (TAPU) verification, Turkish citizenship by investment eligibility assessments, residency permit applications, cross-border contract structuring, and large-scale investment due diligence. Every client — whether purchasing an apartment, resale property, or land — receives a legal consultation aligned with their specific transaction type before any financial commitment is made.
Frequently Asked Questions — Legal Assistance in Turkey
Do I need a lawyer to buy property in Turkey?
You are not legally required to hire a lawyer to purchase property in Turkey, but it is strongly advisable — particularly as a foreign buyer. Legal checks on title status, mortgage encumbrances, outstanding municipality debts, and zoning compliance are essential steps that protect your investment. At Sun & Sands, our in-house legal team handles this due diligence as part of the transaction process.
What is a TAPU and how does the title transfer work?
The TAPU (Tapu Senedi) is Turkey’s official title deed — the legal document that proves property ownership. The transfer takes place at the local Land Registry (Tapu Sicil Müdürlüğü) and requires a certified translator if the buyer does not speak Turkish. Both buyer and seller (or their authorised representatives via notarised power of attorney) must be present. Our team coordinates the full TAPU transfer process, including preparing the required documentation and accompanying clients on the day.
Can Sun & Sands assist with Turkish citizenship by investment applications?
Yes. Our legal team assesses each property’s eligibility for the Turkish citizenship by investment program, which currently requires a minimum purchase value of $400,000 USD as confirmed by an SPK-licensed appraisal. We coordinate the citizenship application alongside the property transaction, managing documentation, government submissions, and follow-up with the relevant authorities.
Is the initial legal consultation free?
Yes. As part of our advisory approach, all clients are entitled to a complimentary initial legal consultation before making any financial commitment. This session allows you to raise questions about the specific property, the transaction structure, citizenship or residency implications, and any other legal concerns — directly with our in-house attorney.
